We closed our short sale July 2008, have been paying rent on time since Nov 2007 (we moved out to get house on market, took 9 months to sell), have 50% down ready, need advice on type of loan to get.

Credit score is 650, no outstanding debt, all lates cleaned up/paid, high & consistent monthly income, expect mortgage payment to be 15% of monthly income or less. We've got 50% of the purchase price in cash ready to put down, but lenders are giving us the cold shoulder. What gives?

Have you completed a full application, provided all income/asset documents? signed disclosures? If so you should be adamant about getting an underwriting decision. If not than it could just be you arent talking to the right people..
